August 2017 Real Estate Board of Greater Vancouver Statistics Package with Charts & Graphs

Condominium sales drive August activity

VANCOUVER, BC – September 5, 2017 – Competition for condominiums and townhomes
pushed Metro Vancouver* home sales above typical levels in August.

The Real Estate Board of Greater Vancouver (REBGV) reports that residential property sales in
the region totalled 3,043 in August 2017, a 22.3 per cent increase from the 2,489 sales recorded
in August 2016, and a 2.8 per cent increase compared to July 2017 when 2,960 homes sold.
Last month’s sales were 19.6 per cent above the 10-year August sales average.

“First-time home buyers have led a surge this summer in demand in our condominium and
townhome markets,” Jill Oudil, REBGV president said. “Homes priced between $350,000 and
$750,000 have been subject to intense competition and multiple offers across the region.”

There were 4,245 detached, attached and apartment properties newly listed for sale on the
Multiple Listing Service® (MLS®) in Metro Vancouver in August 2017. This represents a 1.1
per cent decrease compared to the 4,293 homes listed in August 2016 and a 19.2 per cent
decrease compared to July 2017 when 5,256 homes were listed.

The total number of properties currently listed for sale on the MLS® system in Metro Vancouver
is 8,807, a 3.5 per cent increase compared to August 2016 (8,506) and a 4.2 per cent decrease
compared to July 2017 (9,194).

For all property types, the sales-to-active listings ratio for August 2017 is 34.6 per cent. By
property type, the ratio is 16.3 per cent for detached homes, 44.8 per cent for townhomes, and
76.3 per cent for condominiums.

Generally, analysts say that downward pressure on home prices occurs when the ratio dips below
12 per cent for a sustained period, while home prices often experience upward pressure when it
surpasses 20 per cent over several months.

“Conditions in our detached home market are distinct today from the dynamic in our
condominium and townhome markets,” Oudil said. “Detached homes have entered a balanced
market. This means there’s less upward pressure on prices and that buyers have more selection to
choose from and more time to make their decisions.”

The MLS® Home Price Index composite benchmark price for all residential properties in Metro
Vancouver is currently $1,029,700. This represents a 9.4 per cent increase over August 2016 and
a one per cent increase compared to July 2017.

Sales of detached properties in August 2017 reached 901, a 26 per cent increase from the 715
detached sales recorded in August 2016. The benchmark price for detached properties is
$1,615,100. This represents a 2.2 per cent increase from August 2016 and a 0.2 per cent increase
compared to July 2017.

Sales of apartment properties reached 1,613 in August 2017, a 20.1 per cent increase compared
to the 1,343 sales in August 2016. The benchmark price of an apartment property is $626,800.
This represents a 19.4 per cent increase from August 2016 and a 1.7 per cent increase compared
to July 2017.

Attached property sales in August 2017 totalled 529, a 22.7 per cent increase compared to the
431 sales in August 2016. The benchmark price of an attached unit is $778,300. This represents a
12.8 per cent increase from August 2016 and a 1.9 per cent increase compared to July 2017.

Justin Thomas Outduels Spieth for Dell Title

If you thought Justin Thomas’ win at the PGA Championship was a bit of a fluke, think again.

This American is legit.

Thomas outdueled long-time friend Jordan Spieth to win the Dell Technologies Championship by three strokes on Monday.  In doing so, he joined Tiger Woods, Jason Day, and Spieth as the only players this decade to win five tournaments in one season.

“I have two events left. I have two more opportunities to win,” Thomas said. “And I’d love to make it six or seven wins.”

He’s moved from 34th to 4th in the world this year.  He’s now second in the FedEx Cup standings at 5,044 points, just 27 behind Spieth, who overcame Dustin Johnson – down to third after a sluggish 73 on Sunday dropped him to 18th in the tournament.

Up until winning the PGA Championship in August, Thomas has largely played in Spieth’s shadow. Spieth turned pro first, won a tournament first, and won a Major first.

Is there jealousy among friends?

“Definitely jealousy,” Thomas said. “I still get jealous. Anytime any of my friends win and I don’t, I’m extremely happy for them, I’m pumped for them, I’m excited. But I’m jealous.”

Thomas is now ranked fourth in the world just two spots behind Spieth. He jumped two spots from sixth with the win, pushing down Rory McIlroy.

Red-Hot Dustin Johnson Takes Early Dell Lead

They all wondered when Dustin Johnson would get back on point. Now they know.

Johnson’s 5-under at the TPC Boston gave him a 1-stroke lead at the Dell Technologies Championship.

“When you win, you’re playing well, so it gives you a lot of confidence,” Johnson said. “For me, that was one thing that was probably lacking a little bit the last few months is just the confidence, because I wasn’t seeing the shots that I wanted to see. I wasn’t consistently hitting them. But after last week, I’ve got a lot of confidence now. I feel like the things I’ve been working on, they are back to working.”

A win this week would make it impossible for anyone else to win the the FedEx Cup.

Golf World Spends Big Towards Houston Recovery

Golfers from the Lone Star state and across the US opened their wallets this week to donate money to the relief effort after the US’ fourth-largest city and nearby coastline endured the devastation of the Category 4 hurricane and its subsequent record-setting rainfall that has killed 33 deaths as of Friday.

Chris Stroud, a resident of Spring, TX, located north of Houston, had 20 people staying at his home this week after they were displaced by the flooding that basically shut the city of 3 million down from Saturday through Wednesday.

Stroud announced he would donate $10,000 and 10% of his earnings this week to the relief efforts. The Barracuda Open, which he won earlier this year, announced it would match that donation.

The PGA Tour will donated $250,000 and Dell, this week’s sponsor, which is headquartered in Austin, about two hours from Houston, pledged $500,000.

Callum Shinkwin Leads Czech Masters

England’s Callum Shinkwin notched eight birdies, including two on his last three holes, to fired a 6-under 66 to lead the D+D Czech Masters by one stroke after Thursday’s first round.

Shinkwin is quietly putting together a good season, already ranked 28th in the Race to Dubai standings.

“I’ve had five weeks off but the confidence has still been there, even when playing at home. I didn’t do too much the first two weeks but then I got out there and I was still swinging it quite well which was quite nice.”
He’s pursued by a trio of men a stroke: fellow Brit James Heath, South Africa’s Dylan Frittelli, and Sweden’s Pontus Wiedgren.

American Julian Suri, fresh off his win at the Made in Denmark Classic, is two strokes off the lead at 4-under with a 68. Suri is 60th in the Race to Dubai standings based on his win last week and could go a long way towards cementing his place in the post-season series with a strong finish here.

Suri looked prepared to conquer the entire continent early in his round as he birdied four of the first seven holes.

“Physically I’m playing well. Coming out of the gate maybe I was a little bit fatigued mentally,” Suri said. ” I had some squirly shots but I kind of settled myself, had three birdies in a row and played pretty solid from there on in. I’ll just keep doing what I’m doing, there’s no celebrations now, I haven’t done anything. I’m in the first quarter, there’s still a long way to go but if I keep doing what I’m doing I think I’ll be in good shape.”
