A 5-year Goal to Transition the ONC Health IT Certification Program’s Testing Portfolio

Metro Vancouver sees fewer home sales and more listings in July

Home buyer activity returned to more typical summer levels in Metro Vancouver last month.

The Real Estate Board of Greater Vancouver (REBGV) reports that residential property sales in the region totalled 2,960 in July 2017, an 8.2 per cent decrease from the 3,226 sales recorded in July 2016, and a decrease of 24 per cent compared to June 2017 when 3,893 homes sold.

Last month’s sales were 0.7 per cent above the 10-year July sales average.

“Housing demand is inconsistent across the region right now. Pockets of the market are still receiving multiple offers and others are not. It depends on price, property type, and location,” Jill Oudil, REBGV president said. “For example, it’s taking twice as long, on average, for a detached home to sell compared to both townhomes and condominiums.”

There were 5,256 detached, attached and apartment properties newly listed for sale on the Multiple Listing Service® (MLS®) in Metro Vancouver in July 2017. This represents a 0.3 per cent increase compared to the 5,241 homes listed in July 2016 and an 8.1 per cent decrease compared to June 2017 when 5,721 homes were listed.

The total number of properties currently listed for sale on the MLS® system in Metro Vancouver is 9,194, a 10.1 per cent increase compared to July 2016 (8,351) and an eight per cent increase compared to June 2017 (8,515).

“Because home sale activity decreased to more historically normal levels in July, the selection of homes for sale in the region was able to edge above 9,000 for the first time this year,” Oudil, said.

For all property types, the sales-to-active listings ratio for July 2017 is 32.2 per cent. By property type, the ratio is 16.9 per cent for detached homes, 44.9 per cent for townhomes, and 62 per cent for condominiums.

Generally, analysts say that downward pressure on home prices occurs when the ratio dips below the 12 per cent mark for a sustained period, while home prices often experience upward pressure when it surpasses 20 per cent over several months.

The MLS® Home Price Index composite benchmark price for all residential properties in Metro Vancouver is currently $1,019,400. This represents an 8.7 per cent increase over July 2016 and a 2.1 per cent increase compared to June 2017.

Sales of detached properties in July 2017 reached 949, a decrease of 11.9 per cent from the 1,077 detached sales recorded in July 2016. The benchmark price for detached properties is $1,612,400. This represents a 1.9 per cent increase from July 2016 and a 1.5 per cent increase compared to June 2017.

Sales of apartment properties reached 1,468 in July 2017, a decrease of 8.4 per cent compared to the 1,602 sales in July 2016. The benchmark price of an apartment property is $616,600. This represents an 18.5 per cent increase from July 2016 and a 2.7 per cent increase compared to June 2017.

Attached property sales in July 2017 totalled 543, a decrease of 0.7 per cent compared to the 547 sales in July 2016. The benchmark price of an attached unit is $763,700. This represents an 11.9 per cent increase from July 2016 and a 2.4 per cent increase compared to June 2017.

Grilled Veggie and Cream Cheese Sandwich (To-Go!) by Ree

There’s not much I love more than grilled vegetables. As delicious as a vegetable already is, something happens during the grilling process that makes me want to propose. And not to a man! To the grilled veggies themselves.

Grilled vegetables are a great sandwich filler, and you won’t even think about the fact that there’s no meat anywhere in sight. I love this make-ahead sandwich because . . . well . . . you can make it ahead of time. Ha ha! Actually, it’s best if you make it ahead of time and let it get more and more wonderful. By the time lunch rolls around, you’ve got a little miracle on your hands.

I mean in your hands.

I mean in your mouth!

Heat a grill pan over medium-high heat and place the veggies on the surface.

Let the first side cook without oil, so it gets great grill marks on the surface. After that, turn them over . . .

And brush them with a little bit of olive oil.

Make sure everything has brownish/blackish bits.

That’s where the flavor is!

Remove the veggies to a plate and let them cool completely.

Toast a couple o’ pieces of bread…

And spread a heaping tablespoon of herby/chivey cream cheese on one piece…

Sprinkle on salt and black pepper to taste . . .

Then lay on one of each color of pepper . . .

Two slices of zucchini (trim them to fit the bread) . . .

And a slice of onion. (You won’t believe how good the onion is!)

Spread the other piece of bread with cream cheese . . .

And put it on top.

And now—this is the kicker! Wrap the sandwich in plastic wrap and refrigerate it for a few hours (or overnight). Just the thing to grab on your way out the door in the morning.

Mmmm. This is many hours later. Great things have happened! I can feel it in my soul.

Time to dig in. (Again: The onions are absolutely miraculous.) Portable lunch has never tasted so good!

Change things up!

• Grill slices of eggplant to replace (or go alongside) the zucchini.
• Sliced poblano chilies are a delicious replacement for the bell peppers.
• Spread one of the slices of bread with pesto, Dijon, or any spread of your choice.
• Press some leaves of fresh basil on the cream cheese before you add the veggies.

Jordan Spieth, Rory McIlroy Co-Favorites for PGA Title

Open winner Jordan Spieth and world #4 Rory McIlroy are both 8-1 favorites to win the 2017 PGA Championship as of July 23.

A win by Spieth would give the 24-year-old American the career Grand Slam faster than anyone in history. McIlroy has won the PGA Championship twice already. He also has three-fourths of the career Grand Slam, missing only The Masters from his collection.

No. 1 Dustin Johnson is 10-1, followed by former No. 1 Jason Day and Rickie Fowler at 15-1.

Defending champion Jimmy Walker is a distant 100-1 to repeat.

Walker has not finished in the top 10 of a tournament since January. He finished tied for 54th at The Open Championship and was cut at the US Open.

Vegas Repeats Win at Canadian Open

Jhonattan Vegas rallied past the field and shocked everyone to defend his title at the RBC Canadian Open Sunday, defeating Charley Hoffman with a birdie on the first playoff hole.

It was truly a game of inches for the pair, who both finished at 21-under. Vegas bounced a shot off the bunker and onto the green on playoff hole to set up an easy birdie. Meanwhile, Hoffman missed a tournament-winning eagle by about one inch in regulation, then missed a similar shot on the extra hole that would have sent it to a second playoff hole.

“When I heard the clip, because obviously I didn’t see it, I knew that it was probably going to go in the water, because I didn’t know exactly how hard it hit it,” Vegas said. “But then when I saw the ball in the air, it was still going really hard and forward.”

It was a powerful weekend for Vegas, whose native Venezuela is in turmoil as citizens refused to vote in an election that would give the socialist president Nicolas Maduro’s party being given unlimited powers.

Vegas shot a 65 to catch Hoffman, who fired a 68.

“I gave myself a chance, except I putted horribly today and left everything short,” Hoffman said. “Jhonny played great today. All credit to him.”

Vegas won his third PGA title. He is the sixth player to win the RBC Canadian Open two years i a row and the first to do so since Jim Furyk in 2006-2007.

Ian Poulter, who continues to play strongly this year, shot a 64 to miss the playoff by a single stroke.

“The best thing I did today was start holing a few putts,” Poulter said. “I played good golf today. I gave myself a lot of chances. I’m going to rue a couple of chances out there on the golf course — 13, 16 — where I felt I had opportunities to add to my under-par tally.”

No. 1 Dustin Johnson finished at 17-under, four strokes off the lead.
