Flavelle Mill – Port Moody

Flavelle OceanFront Development

The city of Port Moody is planning a major upscaling of its livability with the creation of an oceanfront community that supports a mix of uses, including a range of housing options, along with commercial, light industrial and recreational uses for the benefit of local residents and visitors. As currently envisioned by city planners and developers, the 34-acre Flavelle Lumber Mill will be transformed into a modern urban village that supports a population of about 7,000 residents and adds a wealth of economic, recreational, social, natural and entertainment benefits to Port Moody.

A variety of housing options are being considered for the development, with condominium buildings, street-oriented townhouses, rental housing, and the potential for house boats estimated to lead to the creation of almost 3,400 residential units. The expansive waterfront area will be revitalized and enhanced by the building of about 1.3 kilometres of new recreational trails, a boardwalk along the water’s edge connecting to Rocky Point Park, and the development of four park areas totalling 4.9 acres, and a 1.9-acre public plaza.

The Flavelle Oceanfront Development could lead to the creation of more than 1,000 on-site jobs upon completion, which could generate up to $57 million in annual employment income. Plans call for 99,000 square-feet of office space; 72,000 square feet of retail space, including a grocery store, restaurants and cafes; 103,000 square feet of light-industrial space; a 106,000 square-foot campus of care facility; and 75,000 square feet of live/work space designed for artistry and other creative ventures.

Developers and planners plan to utilize a sustainable approach in the development to ensure energy efficiency and environmental health. By using LEED Principles of design and construction, planners aim to make the development a model for sustainable communities. The site’s location will help in this regard, as it is in walking distance of both the nearby Sky Train Evergreen Line and West Coast Express, which provide easy connections to the rest of Metro Vancouver.

Public consultation has been an integral part of the planning process thus far, and is expected to continue as the planning stage moves through the ongoing permitting process. I will be keeping a close watch on this project going forward, and will provide updates when appropriate. If you have any questions about the Flavelle OceanFront Development project, or any other questions about real estate in Metro Vancouver, register with us today.

Race to Dubai Final 60 Set

The Race to Dubai’s field of 60 for the Final Series has been locked in, with the Turkish Airlines Open due to start November 2 at Regnum Caraya Golf & Spa Resport in Antalya, Turkey.

It will be followed by the Nedbank Golf Challenged hosted by Gary Player in Sun City, South Africa, November 9-12. The series and the European Tour season will end November 16-19 with the DP Would Tour Championship at the Jumeirah Golf Estates in Dubai.

England’s Tommy Fleetwood is the points leader going in with just over 4 million. He leads #2 Sergio Garcia, who racked up 3.184 million this year. Justin Rose is third after his big finish at the WGC-HSBC Championships last weekend. Rose has 2.993 million, followed closely by Spain’s Jon Rahm with 2.898 million. England’s Tyrrell Hatton rounds out the top 5 with 2.561 million points.

England has four of the top six point-getters, and theUK has five of the top 10 if you include Rory McIlroy, who is unlikely to play again this year due to mounting injuries.

Twenty-five of the top 60 players have accrued at least 1 million points this year. Lucky #60 is Benjamin Hebert of France who accrued 569,604 points this year.

No. 61 is England’s Matt Wallace at 554,535. If McIlroy is unable to play, Wallace will earn his spot, which he won by just 174 points over No. 62 Shane Lowry.

Tiger Woods Announces November 30 Return Date

Tiger Woods will make another comeback attempt next month when he competes in his own Hero World Challenge in The Bahamas November 30 – December 3.

Woods made the announcement via Twitter with a tongue-in-cheek remark that he had received one of two sponsorship exemptions from the “committee of 1”.

“I am excited to return to competitive golf at the Hero World Challenge,” Woods said in a statement. “Albany is the perfect setting and it will be great to join this outstanding field.”

Woods played in just two tournaments last season. He finished 15th (last) with a 4-under 284 at the Hero World challenge, which is an unofficial event. He then was cut at the Farmers Insurance Open after shooting 76-72 in the first two rounds. He had surgery on his back on April 19 and hasn’t played competitively since.

If that refrain sounds familiar, it is.  Woods missed the entire 2015-2016 season with a similar season, and has not finished an official PGA tournament since August of 2015 when he tied for 10th at the Wyndham Championship.

In the 2014-2015 season, he had just one top 10 finish, and missed the cut at the US Open, the Open Championship and the PGA Championship after finishing tied for 17th at the Masters.

In the 2013-2014 season, he finished second at the Northwestern Mutual World Challenge, then missed 3-1/2 months with injuries including The Masters and the US Open. He finished 69th at the Open Championship and missed the cut at the PGA Championship.

His last victory on tour came at the WGC-Bridgestone in August of 2013, which is also the last time he was ranked No. 1

2018 will mark 10 years since Woods’ last of 14 Major wins. He took the 2008 US Open by one stroke over Rocco Mediate in a 1-hole sudden death playoff that allowed him to join Jack Nicklaus as the only golfers with three career grand slams.

Justin Rose Returns to World Top 10

Justin Rose’s rally from eight strokes back to win the WGC-HSBC title on Sunday in Shanghai gave him a huge shot in the arm in the latest edition of the Official World Golf Rankings (OWGR) as he rose from 13th to sixth in the world.

“To win a WGC is just amazing, they count for so much on both tours,” Rose said. “It’s an incredible start to my 2018 PGA Tour campaign and gives me a real shot in the Race to Dubai as well.”

There was a ton of movement in the Top 10, a rarity for a tournament late in the season that was not part of the FedEx Cup or the Final Series. Brooks Koepka, who finished third at Shanghai, rose from 11th to seventh, his new career high, and Henrik Stenson climbed from 9th to 8th by finishing fourth.

The moves, along with some notable absences from the tournament, led to some famous names in odd places:

  • Rory McIlroy dropped to No. 9. He was No. 2 to start the year.
  • Jason Day dropped out of the top 10 to No. 11. he was No. 1 to start the year.
  • Sergio Garcia fell back to 12th after rising to No. 10 a week ago.

Despite  blowing his 54-hole lead, Dustin Johnson remains No. 1 by a wide margin, nearly 2 full points ahead of No. 2 Jordan Spieth.

Beeline Review – Cycling directions with a difference

beeline box

I remember back in October 2015 seeing Beeline on Kickstarter and thinking “what an odd, interesting looking little device”. Flash forward a couple of years to October 2017 and Kate from Beeline reached out to see if we’d like to test one out for a couple of weeks. As it happens, I was about to move to Dublin for 6 months, so I thought the device might be a nice excuse to get out and discover the city.

Beeline – a smart compass for cyclists

Beeline is the creation of Mark Jenner & Tom Putnam. It’s a £99 smart compass, which sits on your bike handlebars and points you towards your destination. The device syncs via bluetooth with an app that you download to your iPhone or Android device.

What’s quite interesting about Beeline is there are two different ways you can use it. The most unconventional and intriguing is called free-flow, you drop a pin at your destination and then meander your way, roughly following the compass.

The other is the slightly more traditional navigation. Enter a destination and then use the turn by turn route assistant.

Setting up the Beeline

To kick things off, I downloaded the Beeline app and started charging up the device. To charge you use the included standard mini-usb cable via your laptop or a USB plug adaptor.

The setup process via the app was simple enough. You have to create an account and pair the device. After the Beeline finished charging, I put it back in the rubber holder, strapped it to my handlebars and finished the final step which is to calibrate the device.

You can fit the Beeline either to your bike stem or handlebars.

Taking it out for a meander around Dublin

beeline pointing the way

With the Beeline setup and a clear blue sky outside, it seemed like the perfect time to get out and explore Dublin.

You start by entering a destination. You can either type the name of a place or simply drop a pin on the map. A really handy feature inside the app is the ability to add waypoints. Let’s say for example if I know I want to get across to the other side of Dublin, but I’d also quite like to see a park or museum along the way. Inside the app, I can add these as extra destinations.

With everything setup inside the app, you tap Go and put your phone away.

The screen displays an arrow to your next waypoint along with a distance indicator. This can be set to miles or kilometres. Despite the device being in direct sunlight, I had no issues with glare. You can easily glance at your handlebars to see the directions.

About 5 minutes in to the ride, I was making everything but a beeline to my destination. I followed the route one way, but couldn’t follow the arrow as it was a one way system. Then, when I was back on track, I again couldn’t turn left where I needed to as there was a river in the way, so I ended up zigzagging to the first waypoint.

None the less, it was really good fun and I was in a part of the city that I wouldn’t otherwise have seen. If I was following directions on Google Maps, then I definitely wouldn’t have cycled this way – I’d have simply ridden the most direct route.

It quickly became clear that a 30 minute ride across town was more likely to take me an hour. However, the goal here wasn’t to get from A to B in the quickest way possible, it was to get to know my new surroundings. The Beeline is perfect for this. You know you’re heading in roughly the right direction, but you’re also not restricted by one particular route. It’s wonderful having the freedom to explore.

dublin canal

Upon reaching the canal, I tapped to end the ride. Beeline records your ride and then allows you to share with your friends via social media.

The share dialogue is smarty designed so that you can customise what background you want on your map. According to Beeline, integration with Strava is also on the way.

Following directions with Beeline

While meandering around Dublin without a care in the world is wonderful – it’s probably not a typical day to day situation. How about a more common scenario? For example, let’s say I had a meeting across town I needed to get to.

For this, you tick a little box labelled route assistant. The Beeline will now give you turn by turn directions. The interface is still the same – you’ll still see a little arrow and a distance indicator, but the app will now plot all the waypoints you’ll need to reach your destination.

In practise, on my test ride around Dublin this seemed to work really well. The routes plotted were logical and following directions was easy. As I was reaching my next waypoint, the device would redirect me in time to make a turn. I also knew a turn was coming up, because I could see the distance counting down.

I had to send the device back to Beeline before I could perform some more thorough testing on this, but it seems the route assistant functionality is a great addition.

Beeline showing 22mph speed

I really enjoyed using the Beeline. It has a joyful simplicity. Setup is quick and easy and I had a lot of fun using it to discover a new city.

The device is small enough to be unobtrusive. Unlike when I strap my iPhone to my handlebars and I feel like everyone can see it, the Beeline could easily be a quirky looking bike light. The silicone mount feels really solid and didn’t budge.

The battery life is excellent – in fact, it’s far more likely your iPhone or Android phone will run out of battery long before the Beeline does.

Whilst aimlessly cycling around a city is a lot of fun, I believe the only way you can really justify the cost of a Beeline is if you’re going to use it for practical, day to day directions. At least in my initial tests, the device performed well. Given a choice between following cycling directions on Google Maps with my iPhone strapped to my handlebars with a Quad Lock or a Beeline, I’d go for the Beeline.

Overall, I’d give the Beeline the thumbs up! πŸ‘πŸ‘πŸ‘πŸ‘πŸ‘

Also, with gift season around the corner, the Beeline will make a really interesting gift for a fellow cyclist (I’ll start dropping some hints now for my girlfriend…)

The Beeline retails at £99 and is available directly from Beeline. Alternatively, it can be ordered through Amazon, Wiggle, Evans etc.

Justin Rose Rallies to Win HSBC As Dustin Johnson Crumbles

Justin Rose isn’t just one heck of a golfer. Turns out he’s a bit of a fortune teller too.

Down eight strokes after 54 holes on Saturday at the WGC-HSBC Champions in Shanghai, Rose said of leader Dustin Johnson: “Playing for second barring something crazy from him.”

Crazy, indeed. After shooting 68-63-68 in his first three rounds, Johnson ballooned to a 5-over 77 on Sunday, opening the door for Rose to fire a 67 and finish at 14-under, winning the tournament by two strokes over Johnson, Henrik Stenson and Brooks Koepka.

Overcoming an 8-stroke lead, the largest of the season, Rose won his 10th career European Tour title.  Rose made up six of those shots in a thrilling back nine at the Sheshan International Golf Tournament. He hit 5 birdies to turn in a 31 on the back nine.

“This is really, really satisfying,” Rose said. “All players pride themselves on winning and I’ve won every year since 2010 (worldwide). I was very aware that that was slipping away from me this year. To win a WGC is just amazing, they count for so much on both tours. It’s an incredible start to my 2018 PGA Tour campaign and gives me a real shot in the Race to Dubai as well.”

Rose looked nothing like a champion as he birdied three holes in a 4-hole stretch at the end of the front nine to hit the turn at even. From there on, he was white-hot, birdying #11, #13, #14, #16 and #17 to card his second 67 of the tournament.

He moved up to No. 3 in the Race to Dubai standings with the Final Series close at hand.

After recording no fewer than five birdies in any of the first three rounds, Johnson had zero on Sunday. He bogeyed #1 and #2, then parred the next nine holes. Three more bogeys between 12 and 16 sent him out of the top spot on the leaderboard.

Dustin Johnson Expands Lead in China

American Dustin Johnson is one round away from being the first player to win three WGC events in the same year.

He attacked the course in Shanghai on Saturday en route to a 4-under 68 to open up a 6-shot lead headed to the last 18 holes.

Last year’s US Open winner, Brooks Koepka, opened the round trailing Johnson by one stroke, but that all  changed on the par-5 No. 8 as Johnson birdied it and Koepka absorbed at triple bogey.

“I’m not going to change anything — play the golf course just how I’ve been playing it,” said Johnson. “I’m in a good position going into tomorrow, but I’m still going to have to go out and play a really solid round if I want to get it done.”

The world’s No. 1 player has 22 birdies through 54 holes and is 17-under. Earlier this year he won the WGC-Mexico Championship and the WGC-Dell Technologies Match Play.

Justin Rose, who opened the day in third place, shot a 72 and fell eight strokes behind.

“(Johnson’s) going to wake up in good shape and go ahead and play a solid round of golf. If he does that, the tournament is over,” Rose said. “Other than that, playing for second barring something crazy from him.”
